Multi-family and apartment electrical
Multi-family buildings concentrate every electrical problem a single house can have and add shared equipment, multiple owners and a schedule that has to work around people living there.
Building equipment upgrades
Meter stacks, house panels, unit panels and the feeders between them are the equipment that ages first in a multi-family building, and it usually ages all at once because it all went in together. We assess what is there, tell you what genuinely needs replacing now against what can be scheduled over a couple of budget cycles, and phase the work so the building is not without power for longer than necessary. For an HOA or an owner with several buildings, a phased plan with real numbers is normally more useful than a single alarming total.
Common areas and life safety
Corridors, stairwells, laundry rooms, parking structures and exterior lighting are the parts of a building every resident sees and the parts that generate the most complaints when they fail. We handle lighting upgrades and controls in those spaces, along with emergency and exit lighting, smoke and CO detector work inside units, and the repairs needed to clear an inspection item. Where a building is being brought up to current requirements, we will tell you what the scope actually is before you commit.
Turnovers and working around residents
Unit turnovers are their own kind of job: a short window, a defined scope and a manager who needs it finished on time. We are used to that, and to the documentation a property manager needs afterwards. For work inside occupied units we coordinate notice and access with you rather than leaving it to residents to arrange, and we keep the working area contained. Tell us the number of units and the access constraints and we will price it properly.
Common questions
Can you phase the work across budget years?
Yes, and for most buildings that is the sensible approach. We separate what genuinely cannot wait from what can be scheduled, and give you costs per stage so a board or owner can plan against real numbers. Phasing also means the building is never without power for long.
Do you work around residents?
Yes. We coordinate notice and access through you rather than leaving residents to arrange it, keep working areas contained, and plan outages so occupied units are affected for as short a time as possible. Tell us the building's constraints when you book and we will build the schedule around them.
Can you add EV charging for a building?
Yes, and it is worth planning for more units than are asking today. A shared conduit run sized for future demand costs far less per space than repeated one-off installs. We can present options to a board with the costs and the metering arrangements laid out.
