Electrical inspections and condition reports
A general home inspection tells you an outlet does not work. An electrician tells you why, what it will cost, and whether it matters. Those are different questions.
What we look at
We assess the service and panel, including capacity, condition, breaker type and whether the equipment is a brand with known problems. We check grounding and bonding, test a representative sample of outlets and switches for wiring faults and missing protection, look at accessible wiring in attics, crawlspaces and garages for deterioration or unsafe alterations, check GFCI and AFCI coverage against what the spaces require, and verify smoke and CO detector placement and age. Where something cannot be assessed without opening up walls, we say so plainly rather than implying we checked it.
What you get
A written report in plain language, sorted by what it actually means: things that are a safety issue and should be dealt with now, things that fall short of current requirements but are not dangerous, and things worth knowing about for planning. Each item comes with what fixing it involves. The aim is a document you can act on or negotiate with, not a list of code references. If you want, we will price the remedial work separately, and you are under no obligation to have us do it.
Buying, selling or holding
For buyers, this is usually commissioned after a general inspection has flagged something vague, and it turns an unknown into a number. For sellers, doing it before listing means you find out on your own timetable rather than during a negotiation. For landlords and property managers, a periodic assessment catches deterioration before it becomes an emergency or a liability. For owners staying put, it is the sensible first step before a remodel, a solar installation or an EV charger, because all three depend on what the service can carry.
Common questions
Is this the same as a home inspection?
No, and it is not a substitute for one. A home inspector covers the whole property at a general level. This is a licensed electrician looking only at the electrical system in depth. The two work well together — a general inspection often raises the question, and this answers it properly.
Do I have to use you for the repairs?
No. The report is yours and you are free to take it to anyone. We will price the remedial work if you want a figure, and we are happy for you to compare that against others. A report written to generate work rather than to tell you the truth would not be worth having.
Can you inspect during escrow?
Yes, and it is a common reason people call us. Tell us your timeline when you book so we can fit it into the inspection period. The report is written to be usable in a negotiation, with each item costed so there is something concrete to discuss.
