The Valley is where we are based and where we do most of our work. From Warner Center offices to hillside homes in Bell Canyon, the electrical problems here follow the building stock — and the building stock here is mostly postwar.
Electrical work in the The Valley
Most Valley housing went up between 1945 and 1970, which means a 100-amp panel was generous at the time and is marginal now. Add a heat pump, an EV charger and a kitchen remodel to a 1958 service and the arithmetic stops working. That single fact drives more of our residential calls here than anything else. The commercial side is different again: Warner Center and the Ventura Boulevard corridor are largely tenant-improvement work, where the constraint is usually access hours and an occupied floor rather than the electrical scope itself.
Permits and utilities here
Permitting here is not one process. Most of the Valley falls under LADBS, but Burbank, San Fernando, Calabasas and Hidden Hills each run their own building departments with their own timelines. The utility split matters just as much for a service upgrade: LADWP for City of Los Angeles addresses, Southern California Edison for Calabasas, Hidden Hills and Bell Canyon, and Burbank Water and Power for Burbank. We confirm which applies before quoting, because it changes the schedule more than the labour does.
The Valley questions
Why do so many Valley homes need a panel upgrade?
Because the service was sized for a 1950s house. A typical Valley tract home was built with 100-amp service to run lighting, a range and a wall heater. Central air, a second fridge, a heat pump and an EV charger were not part of that calculation. You can often add one of those to an existing panel; you rarely add three. We do a load calculation before recommending anything, because sometimes the answer is a subpanel rather than a service upgrade.
Does my Valley address use LADWP or Edison?
Most of the Valley is LADWP, since it sits inside the City of Los Angeles. Calabasas, Hidden Hills and Bell Canyon are Southern California Edison, and Burbank has its own municipal utility. It matters because a service upgrade means an application to whichever utility owns the drop, and their timelines are not the same.
