What a maintenance visit covers

We agree a scope and a schedule that suit the property rather than applying a template. A typical visit covers thermal inspection of panels and distribution to find connections running hot, checking and tightening terminations, testing GFCI devices and emergency and exit lighting, replacing failed lamps and drivers across common areas and exteriors, checking that labelling is still accurate, and walking the site for damage and unauthorised alterations. You get a written report after each visit with what was done, what was found and what we recommend, so there is a record rather than a verbal assurance.

Why planned beats reactive

A loose or corroded connection heats up long before it fails, and thermal inspection finds it while it is still a twenty-minute fix. The same fault left alone eventually takes out a circuit, a panel section or a tenant's trading day. Planned work is also scheduled at a time that suits the building instead of whenever the failure happens, it is budgeted rather than unexpected, and it produces the documentation that matters to an insurer or a buyer. None of that requires a large contract — it requires somebody looking on a regular basis.

Knowing the building

The practical advantage of a regular contractor is accumulated knowledge. We know where your panels are, what has already been replaced, which circuits feed what, and which quirks the building has. That turns a call-out from an hour of investigation into a straightforward repair. For property managers running several buildings, having one contractor with that picture across the portfolio is worth more than the per-visit cost. We work during your normal business hours, and scheduling around trading or tenants is part of agreeing the plan.

Common questions

How often should a property be visited?

It depends on the building's age, how hard the electrical works and what the tenants do. A small office suite needs less than a building with heavy equipment or a busy kitchen. We would rather look at the property and propose a sensible interval than sell you a frequency you do not need.

Do you cover out-of-hours call-outs?

Our normal working hours are Monday to Friday, 7am to 5pm, and we will not promise cover we cannot reliably provide. What a maintenance plan does give you is a contractor who already knows your building, which makes any call considerably faster to resolve. We will be clear about what is and is not included before you sign anything.

Do you work across a portfolio?

Yes. Several buildings under one plan is usually more efficient for everyone, and it means one consistent record and one point of contact. Tell us how many properties and roughly what they are, and we will put together a scope and a schedule that covers them.
