Electrical work in the Westside & Central LA
The building stock here predates the Valley by a generation. Spanish and Craftsman houses from the 1920s and 1930s in Los Feliz and the older Westside streets still turn up cloth-insulated wiring and the occasional live knob-and-tube run, usually discovered during a remodel rather than reported as a fault. Coastal properties in Malibu and Santa Monica bring corrosion into the equation — salt air is unkind to outdoor panels, meter sockets and fixture hardware, and things that would last decades inland need attention sooner. Topanga and the canyon roads add their own constraint, which is simply getting a crew and materials to the property.
Permits and utilities here
This is the most fragmented area we work in. Santa Monica, Beverly Hills, West Hollywood and Culver City each run their own building departments and none of them behave like LADBS. Malibu permits through the city with Los Angeles County involvement on some properties. Parts of Los Feliz sit inside Historic Preservation Overlay Zones, which can affect anything visible on the exterior, including fixtures and meter relocations. We confirm the authority and the utility before quoting, because assuming LADBS here is how a schedule goes wrong.

How do I know if my older house still has knob-and-tube?
You often cannot tell from the panel, because it is common for a house to have been partially updated at some point and for original runs to remain in walls and attic spaces that nobody opened. Signs worth taking seriously are two-prong outlets, no ground at the fixtures, and ceramic tubes visible in the attic. It is not automatically an emergency, but it does affect insurance, and it needs to be identified before a remodel rather than found mid-demolition.
Why does outdoor electrical equipment fail faster near the coast?
Salt air corrodes. Meter sockets, exterior panels, outdoor fixtures and conduit fittings that would last decades inland can show real deterioration within a few years in Malibu or close to the beach in Santa Monica. The fix is not exotic — appropriate enclosure ratings, better hardware, and inspecting rather than waiting for a fault — but it is worth designing for at installation instead of replacing twice.
